01310588190_dscf0067-1.jpgA 1billion scheme in Newport will see the creation of 300 new homes for the area. Plans are to be submitted by the end of the year. Land at the 600 acre former Lanwern Steelworks will see the first stage of the development begin by next year when Persimmon submit their application for the 20 acres that they will initially develop.

The site will be known as Glan Llyn and over the next twenty years will be transformed into a residential and business community. It will create 6,000 jobs and 4,000 homes but 20% of these homes will have to be affordable houses. A business park will also be created. It is hoped that Persimmon will be able to begin building the homes in May 2011 and completion and occupied by the end of the year.

A year after Persimmon begin developing their part of the site, St Modwen, the regeneration company, will begin looking for other developers to begin working on the next phase.

Detoxification is the process of cleansing the internal organs of a drug abuser from the harmful chemical substances involved in the specific drugRob Skelston, St Modwens development director believes that there could be around three different developers building homes on the site at any one time. He believes this will be the case when the market picks back up again. He understands that Glan Llyn has felt the impact of the recession but believes that development may begin soon and this can only be a good thing for Newport.

At the moment Corus still have their headquarters at the site and looks to remain there for the next year and half. They will have to then relocate as it is hoped that Phase Two of the housing scheme can then take place. Because of the sheer volume of houses proposed at the site, Glan Llyn will see two primary schools being built there. The first one will be built to accommodate the first 500 homes and a new dual carriageway, which will go up to junction 23A of the M4 will be finished by the middle of 2011.
Mr Skelston believes that this new road will be quicker than using the M4 for people wanting to go into Newport.
